My name is Guy Morgan. I own a real estate company in the Shadowridge area. The name of my company is Real Estate Insight, Inc.

The result is waiting weeks for the very important marketing materials. We can have a 5,000-piece direct mail campaign at the post office within three hours of listing your home. 

· Computer Network. It is very sophisticated and powerful. Allows us to print marketing materials, address and sort them with just a few mouse clicks. 

· Buyer and Seller Database. We typically have about 200-250 active buyers and sellers in our proprietary database. Many are pre-approved by the banks for a mortgage and are just waiting for the right home to come available. 

· MarketWatch. This system is awesome. All of our buyers and sellers who subscribe to MarketWatch know what's really going on in the Shadowridge area real estate market. 

· Ninety Nine Percent Average Sale-to-List Price. For more than 10 years I have gotten my sellers an average of slightly more than 99% of asking price. 

· Highest Average Sale Price. I have the highest average sale price of any agent in the Shadowridge area. 

· Selling Homes In The Shadowridge Area For 15 Consecutive Years. The huge majority of agents in the Shadowridge area are either new and inexperienced, have not sold very many homes (the average is 7 per year), or even worse--quit the business during the difficult slow times and are now back when the market is hot.

Home Inspections >Careful Inspections

Many home buyers today are investing in a professional structural inspection before they finalize their purchase of a home. You should choose an inspector carefully and be prepared to learn important facts about your new home that could save you money.

When you have a ratified sales agreement, the real estate agent will set up an appointment for you to see the home with the inspector. Bring a notebook, even though you will get a written report of the inspection. Write down any questions or concerns that may occur to you as you tour the house, such as cracks in the walls, spots on the ceiling, or noises in the air conditioning system.
